At Bark & Breakfast RVA, we focus on one pup at a time. We specialize in exclusive single-occupancy stays, ensuring your pup receives individualized attention and care tailored to their unique needs. Our cozy, home environment allows your dog to move freely without restrictions, except those you've communicated to us. They can relax in common areas, enjoy the balcony, and cuddle up in the bedroom, truly feeling at home. Our approach guarantees consistent companionship, so your pup is never left alone for long while you're away.

Our overnight stays cost $125 per night. This rate is comparable to, or even less than, the cost of three daily drop-in visits with traditional pet sitting services. At Bark & Breakfast RVA, you receive exceptional value with exclusive single-occupancy stays, personalized care, and consistent companionship for your pup, ensuring they feel right at home while you’re away.

The meet and greet allows us to get to know your pup and ensure they feel comfortable with us. It helps us understand their personality, preferences, and any special needs, ensuring a smooth and enjoyable stay. This session is held at our beautiful Rocketts Landing location and typically lasts 30 minutes.

Meet & Greets are an essential part of our process at Bark & Breakfast RVA, held at our beautiful Rocketts Landing location. These 30-minute sessions ensure both you and your pup feel comfortable and familiar with our environment.
During the Meet & Greet, you and your pup can sniff around and scope out the scene. You’ll meet Lauran, who will be caring for your pup, and discuss any specific needs or concerns, such as dietary preferences, behavioral issues, or medical conditions.
The cost for a Meet & Greet is $25, which is automatically credited to your account and applied to future reservations. If you decide not to book with us, the $25 fee helps cover the cost of the session. We look forward to welcoming you and your pup to Bark & Breakfast RVA!

No, we specialize in exclusive single-occupancy stays at our Rocketts Landing location. This allows us to offer a personalized and uninterrupted experience, ensuring your pup receives the utmost attention, comfort, and companionship during their stay. By focusing on this model, we can maintain a home-like atmosphere where your dog can freely explore and feel secure, knowing they are the center of our care.

Unfortunately, we do not offer services at clients' homes. All our services are provided exclusively at our beautiful Rocketts Landing location. This allows us to maintain a consistent, high-quality environment for all our furry guests, ensuring they receive the best care possible in a cozy, home setting.
Booking Your Pup’s Stay

Booking is easy! Once we've completed your Meet & Greet, you will receive an online booking link to complete your pup's reservation. Our calendars are always up to date, making it simple for you to select your preferred dates. Just follow the link, choose the dates that work best for you, and provide any additional details about your pup's needs.
If you have any special requests or need assistance during the booking process, our team is here to help. We strive to make the reservation process as smooth and convenient as possible, ensuring your pup has a seamless transition to their stay at Bark & Breakfast RVA.

Since we only host one pup (or one pair of siblings) at a time, we recommend booking in advance to secure your pup’s spot. If Bark & Breakfast RVA is fully booked for your preferred dates, we offer a waiting list option.

Our nightly rate includes occupancy for up to two dogs from the same household.

Yes, we do require a deposit. A 25% deposit is needed to confirm your pup’s stay, and this amount will be applied to the final balance. The remaining balance is due in full 72 hours prior to your pup’s arrival. This ensures your reservation is secure and helps us prepare for your pup's stay. If you have any questions about the deposit or payment process, please don't hesitate to contact us.
A non-refundable 50% deposit is required for all holiday stays, with the final balance due 7 days prior.

If you need to cancel your reservation, we require a 72-hour notice. This allows us to issue an account credit and the option to reschedule. If you cancel less than 72 hours before your pup’s scheduled arrival, we will charge the remaining 75% of the total stay, and the reservation may not be rescheduled. We understand that plans can change, and we strive to be as flexible as possible while ensuring we can accommodate all of our furry guests.
Holiday stays require a 50% non-refundable deposit and must be canceled 7 days prior to arrive to avoid being charged the remaining 50% of the total stay.

Check-in begins at 12 PM on the day of your pup’s stay, and check-out is by 10 AM on the last day. This schedule ensures that breakfast, morning walks, potty breaks, and routines are all taken care of. Late check-out options are available and can be arranged in advance.

A holiday premium of $30 per night will be added for stays during Easter, Memorial Day, Juneteenth, Independence Day, and Labor Day. Additionally, Thanksgiving, Christmas, and New Year's Eve require a 3-night minimum stay, including the day before and after, along with a $30 per night premium.
Holiday stays require a 50% non-refundable deposit with the remaining balance due 7 days prior to arrival.
While You’re Away

Your pup will enjoy an exclusive, safe, and cozy environment, free of all other pets for the duration of their stay. We do not board more than one pup (or pair of siblings) at a time, and will also not schedule Meet & Greets during your pup’s visit with us.

At Bark & Breakfast RVA, your pup will enjoy a warm and cozy, gate-free environment where they can move freely throughout the space. They'll have the freedom to cozy up to Lauran wherever she is, including common areas, the office, the balcony, and the bedroom. The only restrictions are those you've communicated to us, ensuring your pup’s specific needs and preferences are respected. Our goal is to create a comfortable and relaxed atmosphere, making your furry friend feel right at home.

We ensure that your pup will never be left alone for more than three hours at a time. Our goal is to mimic a home environment where humans occasionally step out for errands, such as grocery shopping or other short trips. This approach helps maintain a familiar and comfortable routine for your furry friend, with the reassurance of knowing that companionship is always nearby, just like at home.

To ensure your pup has a comfortable and enjoyable stay, please bring enough of your pup’s regular food to last the entire stay, including any special dietary items or treats. Bring any necessary medications along with detailed instructions for administration. A favorite bed or blanket will help make your pup feel more at home, and a few favorite toys will keep your pup entertained and comforted. Additionally, please bring a leash and collar for walks and outdoor activities, as well as any other items that make your pup feel secure and comfortable, such as a piece of clothing with your scent. Bringing these items will help us provide the best care and ensure your pup feels right at home during their stay at Bark & Breakfast RVA. If you have any specific instructions or additional items to include, please let us know in advance.

While we do not have a yard, we do have a balcony that is perfect for people and puppy-watching. Additionally, the Capital Trail is just steps from our space and has been a frequent favorite of past pawtrons. This scenic trail offers plenty of opportunities for enjoyable walks and outdoor adventures with your pup.

Yes, we do! We are experienced with caring for senior pups and those with unique needs, specifically mobility issues, medication, anxiety, dementia, dietary restrictions, allergies, and other special needs. Rest assured, your pup will receive the utmost love, attention, and tailored care to ensure their comfort and well-being while staying with us.

In the event of an emergency, we will notify you immediately and seek veterinary care with your established vet provider during normal business hours. If the emergency occurs after hours, we will promptly establish care within the Virginia Veterinary Centers network. We adhere to the 5 x 5 rule for pet emergencies, committing a minimum of 5 hours and $500 for emergency care. Additionally, we will secure pre-authorization for your preferred maximum spend on emergency pet care at the time you confirm your reservation.

At Bark & Breakfast RVA, we welcome all pups, from poodles and pit bulls to chihuahuas and corgis! However, it’s important that you disclose any relevant behavioral issues during the Meet & Greet, such as bite history, anxiety, food aggression, or any other concerns. This information helps us provide the best care possible and ensures the safety and well-being of your pup and our team. Failure to disclose such information could put both your pup and our team at risk.

For the safety and well-being of all our furry guests, we require that your pup is up to date on their rabies vaccine. Please ensure your pup's vaccination is current and provide proof of vaccination before their stay. If you have any questions or need further clarification, feel free to contact us.
